  • Gas Safety Record (CP12 Certificate) is a document that must be given to the landlord after a successful gas safety check. A copy of this must also be provided to tenants within 28 days of the inspection and to new tenants before they move in.
  • Regular Maintenance of Gas Appliances must be arranged by the landlord to ensure all appliances, pipework, and flues are in safe condition throughout the tenancy. This must be carried out by a Gas Safe certified engineer. Tenants are responsible for reporting any issues, but it is the landlord’s duty to arrange the repairs or inspection.
  • Carbon Monoxide Detectors must be installed in rooms where sold fuel-burning appliances are present. It is also highly recommended that these are installed in all properties with gas boilers and fires for added safety.
